Planning a New Home? 5 Steps to Take Before Contacting a Builder
Building a new home is an exciting process, but it’s easy to feel overwhelmed when you’re not sure where to start. At Stoll Construction, we regularly speak with prospective homeowners who are eager to begin planning their dream home but aren’t quite sure what information they should have prepared before contacting us.
The good news is that you don’t need every detail figured out before reaching out. However, taking a little time to prepare can make your first conversation much more productive and help your builder provide better guidance from the start.
1. Secure a Building Site
First things first—you need a place to build.
Before moving too far into the planning process, it’s important to know where your future home will be located. Whether you already own property or are actively searching for land, the building site plays a major role in the design, cost, and feasibility of a project.
Factors such as lot size, topography, utilities, and local regulations can all influence the building process. Having a property selected—or at least a clear idea of where you’d like to build—provides an important foundation for future discussions.
Don’t own land yet? That’s okay. Stoll Construction currently has multiple building sites available in both Hillsdale County and Jackson County. If you’re interested in building a new home but haven’t found the right property, our team can help you explore available options and determine whether one of our building sites may be a good fit for your project.
2. Know Your Budget
Before contacting a builder, it’s important to have a realistic budget in mind.
Many homeowners begin the planning process with a list of features they’d like to include, but every project involves balancing wants, needs, and budget. Having a general price range helps guide conversations about home size, finishes, layouts, and other design decisions.
Don’t worry if you haven’t finalized every detail. The goal isn’t to have all the answers—it’s simply to understand what you’re comfortable investing in your new home. A realistic budget helps ensure productive conversations and allows your builder to recommend options that align with your goals.
3. Have a Vision for Your Home
You don’t need a complete set of architectural drawings before contacting a builder, but you should have a clear vision for your future home.
Think about the overall style of home you want, the approximate square footage, the number of bedrooms and bathrooms, and any features that are important to your family. Having a general floor plan in mind—as well as ideas for the exterior design—can help move the conversation forward and lead to more meaningful discussions about your project.
Whether you’re working from an existing floor plan, modifying a design you’ve found online, or combining ideas from several different homes, the more clearly you can communicate your vision, the better. Photos, sketches, floor plans, and inspiration images can all be helpful tools during the planning process.
If you’re looking to build in Southern Michigan and are still refining your plans, we can help. For homeowners building with Stoll Construction, we create engineer-stamped construction drawings in-house, helping transform ideas and concepts into construction-ready plans.
4. Identify Your Must-Haves
Every homeowner has features that are non-negotiable. Before contacting a builder, take some time to identify the items that are most important to you and your family.
This could include the number of bedrooms and bathrooms, a three-car garage, or a walkout basement. Understanding your priorities helps ensure that the most important elements of your future home remain front and center throughout the planning process.
Knowing your must-haves doesn’t mean every detail is set in stone, but it does provide a strong starting point for conversations with your builder.
5. Be Flexible
Every homeowner starts the planning process with a wish list. Some features may be absolute necessities, while others are simply things you’d like to have if the budget allows.
Unless you have an unlimited budget, most building projects involve tradeoffs. As conversations progress and costs become clearer, priorities sometimes shift. Features that seemed essential at the beginning of the process may become less important when weighed against other goals, while new ideas and opportunities often emerge along the way.
The most successful building projects typically involve a balance between vision, budget, and practicality. Approaching the process with flexibility can help you make informed decisions and ensure you’re investing in the features that matter most to you and your family.
